More dense development is coming to Austin’s East side. A 165,000 square foot office project geared toward creative class tenants is planned for Springdale Road.
The project, being called Springdale General, will consist of 15 commercial buildings to provide office and work space for creative businesses from graphic designers to caterers. The developer, Central Austin Management Group, has also developed Canopy, a group of artists’ studios and galleries in East Austin.
Springdale General’s buildings will range from 691 square feet to 20,000 square feet. Caffé Medici is anchoring the new project, where it will have a café and roasting facility. Planned amenities include car-share parking, bike racks, rainwater collection, solar panels, and loading areas and docks.
Daryl Kunik, CEO and founder of Central Austin Management Group, told the Austin American-Statesman that rents at Springdale General will help creative class businesses stay in the city.
“Too many of our creative businesses are being pushed out of Austin because they can’t afford the rent,” Kunik told the Statesman. “Our goal with Springdale General… is to help maintain the city’s culture and creativity by offering dynamic work space that meets the functional and budgetary needs of the creative class.”
The developer has said that office space will start at $17.50 per square foot per year, while warehouse space will start at $12.50 per square foot per year. The project is expected to be finished by early 2018, and spaces are available for lease now.
Austin architect Michael Hsu – who is also a partner in the new development – will design Springdale General.
