A new 7-story apartment complex is under construction on a prime waterfront site downtown. CWS Capital Partners started construction last year on a new 264-unit residential complex at 300 E. Riverside Drive, located on Lady Bird Lake and adjacent to East Bouldin Creek.
Due to its location, the project is subject to the Waterfront Overlay (WO) combining district’s required setbacks from the creek and the lake. The overlay district’s setbacks are designed to “provide harmonious interaction and transition between urban development and the parkland and shoreline of Lady Bird Lake.”
Demolition of the former 156-unit, 11-building apartment complex took place in April 2014. General contractor Oden Hughes LLC began construction once the existing 3-story buildings were gone and the site was cleared.
A 17-story condo tower was once planned here as part of a larger development (together with 222 E. Riverside), but the plans were ultimately scrapped in 2007 after CWS was unable to secure waivers from the Planning Commission to reduce or eliminate the required setbacks.
This time around, a scaled-back and setback-compliant version of the project is well underway. No word on estimated completion of construction, but stay tuned to BuildingATX as we bring you more updates on this and other development and construction projects around Austin.
