World Class Capital Group is moving forward with plans to develop a high-rise residential tower at the corner of Trinity and Cesar Chavez downtown.
The 1-acre site, which is directly east of the Four Seasons Residences tower and across the street from the Austin Convention Center, currently contains warehouses that have been used as an official SXSW music venue (as Viceland in 2013).
It is not yet clear whether the 350 residential units will be luxury apartments (per this Statesman article) or condos (as noted on recent permit applications). The strong interest in the Seaholm Residences project indicates that there is plenty of demand for downtown condos; this could indicate that we will see more proposals for condo projects popping up downtown in the near future.
According to an article posted last year, the site is “approved for 524,000 square feet of development and has no height restrictions”. A tall tower on this site would provide occupants with clear views of Lady Bird Lake in a prime location downtown.
The developers are currently applying to start demolition, site clearing, grading, and foundation work. This will allow the project to get a head start on construction while design drawings are finalized and the plan review process with the City is completed.
