Three new apartment buildings are under construction near the University of Texas campus. Some readers have been asking us what is being built in and around the West Campus area, so here’s the lowdown: (Side note – have a story idea? Submit it here.)

Skyline Rio (1901 Rio Grande)

Excavation work for the apartment building at MLK and Rio Grande is currently underway. According to the Rhode Partners website, the project will be 6-stories (plus 2 levels of underground parking) with 321 bedrooms for students.

The Crest at Pearl (706 W. MLK)

Lennar Multifamily Development, a subsidiary of one of the nation’s largest homebuilders, is building a 141-unit project on the corner of MLK and Pearl Street called The Crest at Pearl. The 7-story building will be open in time for the 2014 academic year.

Lennar’s student housing development is part of its strategy to diversify by constructing $1-billion worth of apartments. The ABJ wrote a piece on the project back in May.

West Campus Apartments (1715 Guadalupe)

It looks like the West Campus Apartments project on the corner of 18th & Guadalupe is just about to go vertical. The former Arby’s restaurant site will transform into an apartment building with approximately 80 units. If you have been in the area you may have noticed the tower crane looming above the site.  Block 16 Architects is the project’s architect.

These new projects are proof that there is still strong demand for student housing in the UT area. Do you think this increased density will be beneficial? Leave your comments below.
